Ornamental Iron Fence Installation in Sherman, Texas

Sherman is the Grayson County seat and it is in the middle of the fastest change it has seen in a century. Texas Instruments brought its first 300mm wafer fab online here at the end of 2025, with more under construction, and the housing market has moved to match. That means two very different fencing markets in one city: century-old lots near downtown where the fence is replacing something that has failed three times already, and brand-new subdivisions on the south and west edges where nobody has ever put a fence in the ground.

Ornamental Iron Fence in Sherman

Ornamental iron in Sherman is mostly pool enclosures and front-yard work. Pool barrier requirements set picket spacing, bottom clearance and gate behaviour before anything else is decided, so those come from the city's adopted code first and the design follows. In the older parts of town, iron across a front yard reads correctly against the period housing in a way that a wood fence does not. On the newer subdivisions it is often what the covenants ask for where a lot backs onto open space or a greenbelt, because it encloses without blocking the view the lot was priced for.

Permits and height limits

Sherman requires a site plan for a fence or screening device to be submitted to the Development Services department for review before work begins. Screening fences along a required side or rear property line are limited to eight feet. In non-residential districts, no fence or screening device in a front yard may exceed four feet, and it must be decorative with openings across at least fifty percent of its area. Patio screens and walls serving a purpose other than line fencing may go above six feet when they sit inside the allowable main building area, up to ten feet. Because the front-yard rule turns on zoning district, it is worth confirming how your specific lot is zoned rather than assuming.

Soil and post depth

Sherman sits close to the line where the Blackland Prairie meets the Eastern Cross Timbers, and that boundary runs through the city rather than around it. East and south of the centre the soil is the dark, heavy, high-smectite clay that gives North Texas its foundation problems — it swells through a wet spring and shrinks hard in an August drought, and it grips a post while it moves. West and north the profile shifts toward sandy loam over a clay subsoil, which drains far better and holds a post differently. This is why a single post depth for the whole city is wrong. On the clay side, posts go well below the layer that moves and the base of the hole is belled so the footing cannot be lifted.

HOA and covenants

The older parts of Sherman largely predate homeowner associations, so on those streets the city rules are the whole story and the practical constraint is what the neighbours either side already have. The newer subdivisions on the south and southwest edges are a different world — most were platted with covenants that specify fence height, material, stain colour and which direction the finished side faces, and several require board approval on a submitted plan before anything is built. Two houses a mile apart in this city can be under completely different rules.

Wind and exposure

Most of Sherman is sheltered by the surrounding built environment, so wind is a smaller factor here than on open ground north and west of the county. The exceptions are the newer subdivisions on the southwest edge, where blocks are still filling in and a fence can stand fully exposed on open ground for years before neighbouring houses arrive to break the wind. An eight-foot solid fence on one of those lots carries far more load than the same fence will in ten years, and it has to be built for the condition it is in now.

Housing stock

Sherman has an unusually split housing stock. The streets around Austin College and north of the downtown square hold frame houses from the early twentieth century on deep, narrow lots with alleys behind them, where fence runs are long relative to lot size and often border three neighbours. Post-war brick ranch homes fill the middle ring on wider lots with shallower back yards. The new construction on the southwest and south edges is slab-on-grade production housing on tight lots, where side yards are narrow enough that a fence line sits within a few feet of the house wall.

What the market looks like

Two distinct markets, and they want different things. Downtown and the older north side is replacement work — fences that have failed, often more than once, on lots where the neighbour's fence and the alley both constrain what can be done. The south and southwest growth corridor is first-fence work on new slabs, where the buyer is often new to Texas, frequently working at one of the semiconductor plants, and has no reference point for why a fence here behaves differently from one where they moved from.

What drives fence work here

  • Texas Instruments brought its first 300mm wafer fab in Sherman online in December 2025, with further fabs under construction on the same site and thousands of jobs attached, which has pulled in a wave of buyers who arrived after the houses were already built and are fencing them now.
  • Sherman's population rose roughly 21 percent between 2020 and 2025, several times the state rate, and the new platting on the Shepherd Drive and Interurban Parkway corridor means large numbers of slabs reaching the point where a back yard fence is the next job.
  • Median home values in Sherman moved from around 67,500 dollars in 2000 to roughly 284,000 dollars by 2024, which changes the calculation on whether a failing fence gets patched again or replaced properly.

Around Sherman

  • The US-75 and US-82 junction, which splits the city and separates the older grid from the newer growth
  • Austin College, whose surrounding streets hold some of the oldest housing stock in the county
  • Herman Baker Park and Post Oak Creek, where lots back onto drainage and the soil stays wetter year-round
  • The Shepherd Drive and Interurban Parkway corridor on the southwest side, where most new residential platting is happening
  • North Texas Regional Airport and the Highway 289 corridor northwest of town

Sherman · Grayson County · population 53,000. Up roughly 21 percent since the 2020 census, four to five times the statewide rate, and still climbing.

How an ornamental iron fence behaves here

Ornamental iron does two jobs in Grayson County that nothing else does at once: it satisfies the pool barrier rules a solid fence also satisfies, and it does it without taking away the view across a lot that people paid for. On acreage backing onto pasture, or on a lot with a long view west, that matters. It is also the fence type where wind is close to irrelevant and where the failure mode is corrosion at exactly one predictable place.

  • Rust starting at the base of pickets where they meet the ground and stay damp after irrigation
  • Powder coating chipped during installation or by a mower, which then rusts from the chip outward under the coating
  • Posts leaning where the footing was sized for the fence weight rather than for clay movement
  • Gate posts twisting, since a heavy steel gate applies constant leverage that a line post never sees
  • Sprinkler overspray accelerating corrosion along one run while the rest of the fence stays clean
  • Cut ends left uncoated during on-site adjustment, which become the first rust point on an otherwise sound fence

Common questions

Does an ornamental iron fence meet pool barrier requirements?

It is one of the standard ways to meet them, which is a large part of why it is used around pools. Barrier rules govern height, how far apart the pickets can be, how much clearance is allowed at the bottom, and how gates must latch and swing — self-closing and self-latching, with the latch above a set height. The specifics come from the code your city has adopted, so the design has to start from your city's requirements rather than from a catalogue panel.

Steel or aluminium?

Steel is stronger and cheaper and will rust if the powder coating is ever breached. Aluminium cannot rust at all, weighs less, and costs more. Around a pool, where chlorinated water and constant irrigation hit the fence, aluminium is usually worth the difference. On a long perimeter run away from water, steel is the sensible economics as long as the coating is looked after.

Where does rust actually start?

Almost always at one of three places: the bottom of a picket sitting in damp ground, a chip in the powder coating from a mower or a string trimmer, or a cut end made on site during installation and never re-coated. The coating is the entire corrosion protection, so anywhere it is broken is where the fence starts to fail. Sprinkler overspray on one run will visibly age that run faster than the rest.

Will it keep my dog in?

It depends entirely on the dog and the picket spacing. Standard spacing stops a large dog and does very little to stop a small one, which is why puppy-picket panels exist — closer spacing along the lower portion only, so the fence looks the same from a distance. Diggers are a separate problem that no above-ground fence solves on its own. Tell us the dog and we will spec for it.

Can it follow a slope?

Yes, and it handles grade better than vinyl. Panels can be stepped, which keeps each panel level and drops it at each post, or raked, where the pickets stay vertical and the rails follow the ground. Raked panels look considerably better on a consistent slope and need to be ordered that way. On the rolling ground common around Grayson County this is worth settling at the design stage.
